Brain-Computer Interface Technologies in the Coming Decades

so dynamic and complex that technological capabilities are overwhelming human capabilities to optimally interact with and leverage those technologies. Fortunately, these technological advancements have also driven an explosion of neuroscience research over the past several decades, presenting engineers with a remarkable opportunity to design and develop flexible and adaptive brain-based neurotechnologies that integrate with and capitalize on human capabilities and limitations to improve human-system interactions. Major forerunners of this conception are brain-computer interfaces (BCIs), which to this point have been largely focused on improving the quality of life for particular clinical populations and include, for example, applications for advanced communications with paralyzed or ?locked-in? patients as well as the direct control of prostheses and wheelchairs. Near-term applications are envisioned that are primarily task-oriented and are targeted to avoid the most difficult obstacles to development. In the farther term, a holistic approach to BCIs will enable a broad range of task-oriented and opportunistic applications by leveraging pervasive technologies and advanced analytical approaches to sense and merge critical brain, behavioral, task, and environmental information. Communications and other applications that are envisioned to be broadly impacted by BCIs are highlighted; however, these represent just a small sample of the potential of these technologies.

The Promise of Incorporating the Brain

The foundation of the technological promise of BCI concepts lays in the notion that brain activity can provide unique insights into people and their behavior, and that these insights can be used to develop systems that can change how humans interact with the world. For example:

? As the nervous system underlies human behavior, the central element of the nervous
system, the brain, holds vastly more information than can be deciphered through behavior alone. The wealth of additional information gained through leveraging the neural signatures provides the potential to develop fundamentally different human-computer interaction capabilities than are seen with current technologies.

? The processes of the human brain are highly variable, both across people and within an individual across time, and this variability underlies the variability observed in human behavior. As such, understanding and leveraging this neural variability may be useful for tailoring adaptive technologies to the individual user and their current mental state.

? The human brain is highly adaptable in specific ways, which enables a wide variety of human capabilities such as learning, adjusting to new tasks and environments, and evenovercoming many types of trauma. Understand overcoming many types of trauma. Understanding how the human brain adapts and tracking neural adaptation online may be useful for leveraging this inherent human capability to develop novel approaches to training, education, and rehabilitation.

The Future of BCI Technologies

While there is incredible potential for the development of future BCI applications waiting to be unlocked in the hundreds of indices of neural behavior that have been identified by the neuroscience research community, current and likely near term BCIs remain ?task-oriented? (i.e., where the application is directly oriented towards the task the user is trying to accomplish) and include: a) BCIs that are the primary interface for the task the user is explicitly performing, such as using brain signals to control the movement of a prosthetic; and b) BCIs that directly support
the task the user is performing but are not the primary interface, such as a system that monitors the user?s brain signals in order to predict performance while driving and to mitigate periods of predicted poor performance. Developers have and will likely continue to find success with taskoriented BCIs, where the application itself is controlling the conditions under which the user performs, as opposed to attempting to find brain indices that generalize across any task that a user may be performing. This is because task-oriented BCIs will have access to more context for what the user is actually doing, and thus greater capability for interpreting the incoming neural signals.

Future task-oriented BCIs, based on advances in sensor technologies, analysis algorithms, artificial intelligence, multi-aspect sensing of the brain, behavior, and environment through pervasive technologies, and computing algorithms, will be capable of collecting and analyzing brain data for extended time periods and are expected to become prevalent in many aspects of daily life. If and when brain-sensing technologies are worn during portions of people?s daily lives, the possibility of using the BCI infrastructure for ?opportunistic? applications arises. That is, once users are regularly wearing brain sensors for specific purposes, opportunistic BCIs, which are BCI technologies that provide the user with a benefit, but do not directly support the task the user is performing, can be employed without additional overhead. Example opportunistic BCIs could be pervasive computing applications that adjust the user?s local environment (such as the color of lighting, music, or perhaps even odor, or suggestions for dietary, exercise, entertainment, or treatment options) to alter or enhance the user?s mood or mental state, or medical applications that periodically screen the user for indicators of neural diseases and pursue a variety of mitigations. Such mitigations may include: generating tasks for further analysis and screening (moving the BCI into the task-oriented domain), suggesting the user see a doctor for diagnosis, or suggesting preventative measures. However, due to the lack of constraints under which such applications have to function, opportunistic BCI development will likely advance through large-scale collection and analysis of data over extended periods of time, as well as the development of techniques for extensive individual customization to the user. While these issues will limit near-term development, over the longer-time frame, opportunistic BCIs may have life-saving ramifications in addition to the many other potential benefits to medical, education, work, and social applications.

Conclusions

The current explosion of neuroscience research and neurotechnologies provides the opportunity to provide computers predictive capabilities for the emotional and cognitive states and processes of the people using them, potentially revolutionizing not only interfaces, but the basic interactions people have with these systems. However, to reach their full potential, the development of BCI technologies over the coming decades will have to overcome a number of obstacles. For example, the amazing abilities of people to adapt to dynamic, complex tasks and environments present difficulties in interpreting an individual?s neural processes and behavior at any given time. These difficulties may arise due to the signal noise caused by environmental effects, overlapping neural processes arising from the performance of multiple concurrent tasks, and changes in neural signatures over the short and long term, in addition to the wide variation in neural signals across individuals.

In order to address these obstacles, near-term applications are likely to be task-oriented, focusing on applications where neural signals can provide information that is difficult or impossible to obtain through other measures, where perfect performance is not required for the application to successfully produce value, and that emphasize application-specific performance instead of attempting to detect abstract constructs (i.e., attempting to predict performance declines at specific tasks over time, instead of attempting to predict general fatigue). Near-term applications are also more likely to be successful if they focus on the individual user, through calibration or individual-based classification algorithms, instead of attempting to perform across broad groups or utilize normative populations.

In the far-term, we envision a more holistic approach to BCIs that merges critical brain, behavioral, task, and environmental information obtained with advanced pervasive, multi-aspect sensing technologies, sophisticated analytical approaches, and enabled by advances in computational infrastructure such as extensions of cloud technologies. Such an approach may also benefit from exploring synergies between the human and the computer as well as the largescale collection of data consisting of both brain function (e.g. EEG, fMRI) and brain structure (e.g. diffusion weighted imaging) at multiple scales, ranging from individual neurons up to maps of the entire brain. This data could provide a great deal of insight into how differences and changes in physical brain structure, both within and between individuals, cause changes in the functional brain data that can be detected in real time, thus providing much greater capabilities to individualized BCI technologies. The pervasive integration of neurotechnologies will also avail the development of a broad range of opportunistic BCI technologies in the far term, which have the potential to dramatically influence quality of life on a daily basis if scientists and developers can overcome the hurdles associated with detecting and interpreting neural signatures in relatively unconstrained settings.

In this paper, a number of potential BCI technologies focused on communication and other applications have been described; however, these represent just a small sample of the broad future potential of these technologies. We have also focused the discussion of applications on relatively foreseeable breakthroughs in sensor, analysis, and computational technologies; however, unforeseen breakthroughs, such as a novel wearable sensing technology that provides ultra-high resolution, real-time imaging of both the spatial and temporal activities of the brain, would open the door to vastly wider set of applications.

Fighting bacteria with mucus

Friday, November 9, 2012

Slimy layers of bacterial growth, known as biofilms, pose a significant hazard in industrial and medical settings. Once established, biofilms are very difficult to remove, and a great deal of research has gone into figuring out how to prevent and eradicate them.

Results from a recent MIT study suggest a possible new source of protection against biofilm formation: polymers found in mucus. The MIT biological engineers found that these polymers, known as mucins, can trap bacteria and prevent them from clumping together on a surface, rendering them harmless.

"Mucus is a material that has developed over millions of years of evolution to manage our interactions with the microbial world. I'm sure we can find inspiration from it for new strategies to help prevent infections and bacterial colonization," says Katharina Ribbeck, the Eugene Bell Career Development Assistant Professor of Biological Engineering and senior author of the paper, which appears in the Nov. 8 online edition of the journal Current Biology.

Mucin coatings may help prevent biofilm formation on medical devices and could also find applications in personal hygiene: Incorporating them into products such as toothpaste or mouthwash may supplement the body's own defenses, especially in people whose natural mucus has been depleted, Ribbeck says.

Lead authors of the Current Biology paper are former MIT postdoc Marina Caldara and Ronn Friedlander, a graduate student in the Harvard-MIT Division of Health Sciences and Technology. Other authors are Nicole Kavanaugh, an MIT graduate student in biology; Joanna Aizenberg, a professor of materials science at Harvard University; and Kevin Foster, a professor of evolutionary biology at the University of Oxford.

How to stop bacteria from teaming up

Mucus normally lines most of the wet surfaces of the body, including the respiratory and digestive tracts. "The textbook view of mucus is that it forms a barrier to infection, but it's not at all clear how it does so," Ribbeck says.

To investigate that question, Ribbeck and her colleagues observed the behavior of Pseudomonas aeruginosa bacteria in a growth medium that contained soluble purified mucins ? long proteins with many sugar molecules attached.

For bacteria to effectively penetrate the mucus layer and infect the tissues below, they need to form clusters that can adhere to the tissue surface. Clumps of bacteria are much more difficult for the immune system to clear, because immune cells are specialized to attack individual bacterial cells.

"In general, you want to have bacteria around, you just don't want them to team up," Ribbeck says. "You want to them to be mixed with many other bacteria that are good for you. You don't want a single species to take over, because then they may overgrow the system."

In the new study, the researchers found that mucins block bacterial cluster formation by preventing them from adhering, which is necessary for them to clump together. When bacteria stay motile, they end up suspended in a gooey mix and can do less harm.

"The mucins have the ability to suppress virulence by keeping the cells separate. It's like keeping your kids in separate rooms, so they will stay out of trouble," Ribbeck says.

However, bacteria are sometimes able to break through this defense system and cause infections. This can be accelerated by reductions in mucus due to aging, dehydration or chemotherapy, Ribbeck says. Or it may be that the mucus does not get replaced often enough, as happens in the mucus-clogged lungs of cystic fibrosis patients.

'Managing microbial behavior'

One advantage of using mucins as antimicrobial coatings is that the substance disarms pathogenic bacteria without killing them. This makes it less likely that bacteria could evolve resistance to mucins, as they do to antibiotic drugs. It would also spare the beneficial bacteria that live on mucus membranes.

"This is a nice mechanism where you just suppress the virulence traits without killing the bacteria," Ribbeck says. "It's nature's way of managing microbial behavioral in a way that could be useful to take advantage of."

Her lab is now investigating exactly how mucins prevent bacteria from losing their motility, and also how they block infection by nonmotile bacteria. Mucins seem to have wide-ranging antimicrobial properties: Ribbeck has previously shown that they can trap viruses and keep them from infecting cells, and she is now studying mucin interactions with other pathogenic organisms, such as yeasts.

Big win secures rugby club chance to compete - Colgate University ...

The Colgate rugby club poses for a photo at Academy Field.

The Colgate rugby club is seen at Academy Field.

The men?s rugby club, playing in front of a huge crowd of supporters during Family Weekend, advanced to the USA Rugby collegiate championships for the second-straight year after securing a 31-15 victory over Oswego State.

Colgate?s eighth-straight victory on Oct. 27 earned the team a berth to the national collegiate tournament to be held April 27 and 28.

?To return to the national tournament so soon after our first-ever qualification last year is a testament to the high quality of this program,? said Alexander Heller ?13, who captains the team with Graham Rieser ?13.

Heller, of Toronto, Ontario, Canada, and Rieser, from Chicago, both came to Colgate having played rugby in high school.

?While maybe 10 percent of the players come to the club with rugby playing experience, the other 90 percent are walk-ons,? said Rieser.

The captains credit head coach Timothy P. Burdick for taking such an inexperienced team and turning it into a force to be reckoned with.

Burdick in turn praised all the players, and cited the leadership shown by Rieser, Heller, club president Colin Cowles ?13, match secretary Rico Rosa ?13, communication secretary Matthew Flannery ?13, and club vice-president John T. Colucci ?14.

?Colin, Rico, Matt, and J.T. ? shoulder to shoulder with Alex and Graham ? have displayed such skillful leadership throughout the season,? said Burdick. ?These gentlemen are firmly establishing Colgate rugby as one of the truly high-performance programs on the collegiate scene.?

The club finished the season 9-1, and has already started its preparations for the national tournament in April.

After finishing fifth in the nation last year, the co-captains said they are committed to doing whatever it takes to get Colgate rugby to the top.

?While the team is different every year, the major difference this time is that we?re going to finish number one!? Rieser declared.

Romney hits battleground states in last push

Presidential candidate Mitt Romney on the campaign trail (Brian Snyder/Reuters)WEST ALLIS, Wis.?With just four days to go before Election Day, Mitt Romney again sought to convince voters that he's the real agent of change in the race.

"Look beyond the speeches and the attacks and the ads," Romney said in what could be his final appearance in the hotly contested state of Wisconsin. "Words are cheap. A record is real and earned with effort. Change cannot be measured in speeches. It's measured in achievements. Four years ago ... Obama promised change, but he could not deliver it. I promise change, and I have a record of achieving it."

Making many of the same points he's emphasized in stump speeches over the last month, Romney also framed President Obama as a president who has burned too many bridges in Washington to be able to overcome the partisan gridlock that has hobbled the nation's capital.

"You know that if the president is re-elected, he will still be unable to work with the people in Congress," Romney continued. "The president was right when he said he can't change Washington from the inside. In this case, you can take him at his word."

Romney played up his record of working with Democrats as a Republican governor of Massachusetts and vowed to offer similar outreach if elected to the White House.

His speech came just a week after he delivered what aides billed as a "closing argument" speech in Iowa. Worried that that speech was overshadowed by superstorm Sandy, Romney chose to deliver another closing message here in Wisconsin, kicking off a weekend in which he and his surrogates will fan out across 11 battleground states in a final bid to win support ahead of Election Day.

Romney is set to travel to six states over the weekend: Colorado, Iowa, New Hampshire, Ohio, Pennsylvania and Virginia. He's expected to go back to Florida, Virginia and Ohio on Monday before wrapping up his campaign with another rally in New Hampshire, where he officially kicked off his campaign in June 2011.

Speaking to voters here, Romney called Election Day "America's moment" and a chance to "start anew. ... We are four days away from a fresh start. ... Our destiny is in your hands."

Fuel Shortages Cause Disruption in Wake of Hurricane Sandy

Gas Lines

Throughout the New York City area, would-be drivers are finding themselves without gasoline as the city and region struggles to get its infrastructure back online and reconnect with the outside world following the widespread damage caused by Hurricane Sandy. (See more: Gas Prices Continue to Fall in the Aftermath of Sandy)

Ironically, the problem faced by commuters looking to fill up isn?t a shortage of gas itself, but rather a lack of electricity to stations, rendering them unable to pump gas from underground tanks. According to a report issued by AAA, more than 60 percent of stations in New Jersey and more than 70 percent of those in hard-hit Long Island are now closed, forcing those searching for fuel to descend on the few stations still able to deliver their product.

Lack of Electricity

With 13 of the region?s 34 fuel terminals ? the depots that hold fuel in queue for retail stations ? currently offline, city officials are scrambling to restore electricity before the few operating outlets are overwhelmed by demand.

?In order to pump the gas, you need electricity. In order to run the cash register or to run the credit card system from the pump to the credit card company, you need electricity,? said John Hofmeister, founder and chief executive officer of Citizens for Affordable Energy and the former president of Shell Oil. ?So if you don?t have electricity at the depots, which fill the delivery trucks, or if you don?t have electricity at a retail station, then you really can?t sell gasoline to the public.? (See more: Why Sandy?s Impact Will Differ From Katrina)

As people continue to scramble to obtain fuel, particularly for home generators as temperatures drop and electricity remains offline, officials are ordering stations that are online to ration gas appropriately, ensuring that everyone in need has the opportunity to purchase at least a small amount as the wait for restoration of city services continues.

A statement from New York Mayor Michael Bloomberg issued this morning indicates that the vast majority of the area?s residents should see power restored by the end of the day tomorrow.

Tip Line Encourages Public Participation in the Fight Against GPS ...

Washington, D.C. ? The Federal Communications Commission?s Enforcement Bureau today launched a dedicated jammer tip line ? 1-855-55-NOJAM (or 1-855-556-6526) ? to make it easier for the public to report the use or sale of illegal GPS, cell phone or other signal jammers. It is against the law for consumers to use, import, advertise, sell or ship a GPS or cell jammer or any other type of device that blocks, jams or interferes with authorized communications, whether on private or public property.

The FCC asks people to call the toll-free Jammer Tip Line immediately if:

  • you are aware of the ongoing use of a cell, GPS, or other signal jammer;
  • your employer operates a jammer in your workplace;
  • you observe a jammer in operation at your school or college;
  • you observe an advertisement for a jammer at a local store; or
  • you observe a jammer being operated on your local bus, train or other mass transit system.

?We need consumers to be our eyes and ears. Jammers do not just weed out noisy or annoying conversations and disable unwanted GPS tracking, they can prevent 9-1-1 and other emergency phone calls from getting through in a time of need,? Michele Ellison, chief of the Enforcement Bureau, said.

Calls to the Jammer Tip Line will be handled by experienced Enforcement Bureau staff. Callers are encouraged to provide as much detail as possible, including the time and location of the incident, a description of the jamming device (if available), and the name and contact information of the individual or business using or selling the device.

While callers may remain anonymous, the bureau urges callers to provide a contact phone number in case additional information is needed. ?Every tip can make a difference,? Ellison said. ?While our agents are actively pursuing these violations online and on the street, you can help. We encourage concerned parents, commuters, employees, and anyone else with credible information to tip us off. Working together, we can stop the spread of illegal jammers.

For more information, Frequently Asked Questions about cell, GPS, and Wi-Fi jammers are available at www.fcc.gov/jammers, or email jammerinfo@fcc.gov.

The season of the scam | Share Wales

It's that time of year ...

As the hospitality industry begins planning it's marketing for the coming year, so do the regular advertising scams begin. Already there are reports from Mid Wales and Anglesey of rogue activity. History suggests that this will intensify and become more widespread over the coming months. Small businesses are especially at risk because it is sometimes difficult to keep track of transactions at a busy time; or because insufficient research is undertaken into advertising media or 'special offers'. So beware of unsolicited snailmail, phone calls or email, be particularly careful when selecting online media, and report all suspicious contacts to the Trading Standards 'Scambuster Wales Team' (for details, go to the foot of this post). On no account submit your credit card or bank account details unless you are absolutely confident that you are dealing with a legitimate company.

The false invoicing scam

Reports are coming in of rogue callers threatening a visit from bailiffs unless an "outstanding invoice" is settled immediately. In some cases the callers quote a spurious County Court Judgement Number, a bailiff registration number and even claim to have signed documentation acknowledging the debt. This is only one variation of the 'false invoicing' scam, which trades on panic in the face of possible litigation and the possible lack of communication between marketing and accountancy personnel.

A simpler variation is the submission of an invoice for advertising or other services in the hope that it will slip through the net into the accounting system and be settled as a matter of course. In most cases the advertising medium does not exist.

The free entry scam

Many Internet directories and similar web sites are perfectly legitimate, and free listings are part of the tactical toolbox for developing inbound links and raising search engine rankings. But beware: there have been recurring scams offering traders a 'free entry', only for the targets to discover that the small print commits them to a (sometimes substantial) monthly payment.

The cloned web site scam

There are instances where online publishers have deliberately set out to scam potential advertisers into believing that they are buying space on an 'official' web site - part of the marketing services offered by Visit Wales, local authorities, regional and local tourism associations and the rest. Among the gambits used in the past have been official sounding domain names, web sites designed to mimic the appearance of mainstream online publications, and misleading copy. Where destination marketing is concerned there is a limited choice of relevant domains and the majority of publishers have no intention to deceive. Ethical commercial businesses will differentiate themselves from not-for-profit web sites. Whether to advertise on non-commercial or commercial web sites is, of course, a management decision; but make sure that you are advertising where you think you are!

Scambuster Wales

The Scambuster Wales Team was established by the Wales Heads of Trading Standards in 2009. The Team was set up in recognition of the need to work across local authority boundaries where dishonest activity is concerned and the need to correlate cross-region intelligence. If you have information about a scam or think you have been a victim of a scam, you should contact Consumer Direct Wales on 08454 040506, who will pass on the details to the Scambuster Team and give practical and impartial advice. How to Purchase Commercial Real Estate - Commercial Property ...

November 2, 2012

?

If you?re thinking about purchasing commercial real estate in San Diego, this guide will help you evaluate the pros and cons of leasing vs. buying, assemble a real estate search team, choose a location, and make the purchase.

Every few years, the real estate market suffers through a crash or a correction and underscores a perpetual dilemma for small and mid-sized businesses: Is it better to rent or own commercial property?

?

Buying commercial real estate in San Diego is a complex undertaking that is difficult even for experts to time right to maximize their investment value, let alone entrepreneurs or business executives whose areas of expertise are in different industries. It?s also a venture rife with risk, as buyers, sellers, agents, and renters alike can suffer the consequences of a dip or spike in demand. At the same time, for a business, on the upside the potential rewards can be substantial.

?

?

Why should a business buy? ?To get a greater control over the cost of the real estate component of overhead, as opposed to leasing, where you can be victimized by the market if the lease rolls over when the market is tight and, as a result, you have higher rental costs,? says William Martin, chair of the real estate group in the Denver office at Kutak Rock LLP, a law firm with 400 attorneys and offices around the country. ?The other benefit would be investment benefits, including depreciation of the property for tax purposes and, over the longer term, asset appreciation.?

?

There is no one-size-fits-all strategy for purchasing commercial real estate in San Diego. That decision must be weighed by each business. The following guide will help a small business assemble a real estate search team, choose a location, and purchase property.

?

?

Deciding to Buy Versus Lease

When deciding whether to buy commercial real estate, it?s important to understand the potential risks. The last thing you want is to buy property and realize a year or two later that you would have been better off renting. Here are some of the potential risks a business faces when buying:

?

???Location may backfire. Today?s ?hot? neighborhood can become tomorrow?s ?not? neighborhood. Locations are trendy. Gentrification may stall. The market may go bust. The area you choose one day may become undesirable the next. Of course, the reverse can be true, as well.

?

???Loss of liquidity. Businesses may tie up much of their liquidity buying real estate. It?s not always easy to sell real estate, particularly in a slump. At the same time, businesses that own real estate at least have something to sell if they need a cash influx to revive a lagging business.

?

???Tenuous cash flow. Tenants in San Diego commercial real estate leasing sometimes stop paying their rent. Other times, buildings are in need of unexpected ? and expensive ? repairs. Your cash flow can become compromised, especially if you are forced to simultaneously pay repairs and attorney fees to handle a tenant situation.

?

In order to be aware of risks, do your homework. Undertake extensive due diligence before signing any contract. You also need to be hands-on with your commercial property by overseeing every level of operation and making frequent on-site visits ? otherwise, you may learn about problems after it?s too late to do anything to fix them.

?

The decision ultimately comes down to the economics. You may want to have a real estate expert help you undertake a rent versus own analysis, taking into account growth forecasts for your business and real estate market trends. It?s really beneficial to sit down with an expert that can lay out options for you and discuss scenarios, such as in three years this is where business will be in terms of revenue, size, or people. This is how many locations we will have. This is what our space needs will be. A real estate expert can also help you figure out the costs of renting versus buying, factoring tax benefits such as depreciation.

?

?

Assembling a Team of Experts

As a small business owner, you?re most likely not a San Diego commercial real estate leasing expert. That?s why it?s important to surround yourself with the right team of experts. They can help you determine the right time to buy or sell, the right locations to consider, and the nuts and bolts of closing the deal. Here are some of the experts you may consider contacting:

?

?? Accountant. An accountant can help you figure out what your business can afford and analyze the tax and operating budget benefits.

?

???Lawyer. A lawyer can help you complete the transaction, negotiating with the seller and lender on your behalf.

?

???Commercial broker. A real estate broker can help you identify potential properties and what you can afford.

?

???Mortgage broker. A lender or mortgage broker will help you sort through financing options, from bank loans to those guaranteed by the U.S. Small Business Administration, such as the Certified Development Company (CDC) 504 Program, used to finance primarily real estate or equipment.

?

?

Identify the Right Property

There are a number of factors to consider when looking for suitable commercial real estate in San Diego to purchase. The old adage ?location, location, location? is true for commercial properties just as much as it is for residential. But there are other issues at play, as well. Here are some things to consider:

?

?? Location. This is still the No. 1 issue. You want to be close to your customers, your workers, and your vendors or suppliers. ?You want to be convenient to customers to the extent that you have a business where the customer comes to you,? Martin says. ?But depending on the type of business, access to rail and highway and shipping lanes may be important, too.?

?

???Physical condition. After identifying the general location, consider how the property was used, the wear-and-tear, whether there are any environmental issues or potential liability issues, such as asbestos or lead paint.

?

???Allowable uses. If your business is an accounting firm, you likely need commercial office space. If you are a manufacturer, you need an industrial space. Either way, you need to make sure the zoning allows you to do what you need to do on the property.

?

???Limitations on exterior and interior. Whether due to zoning laws or building codes or covenants, there may be limits to changes or alterations you can make to the property. A good example is a building that is in an historic area and subject to restrictions on changes that can be made to the fa?ade.

?

???Adequacy of access and parking. You need to make sure your customers in San Diego commercial real estate leasing can park and take into consideration whether access is compliant with laws such as the Americans With Disabilities Act.

?

???Opportunity for expansion or leasing. Entrepreneurs often have a rosy outlook about growth and so the potential to expand is a consideration as is the flipside ? if you don?t grow as much as planned, can you lease out extra space?

?

Do Due Diligence and Evaluate the Property

After you locate the right property, you go to contract and commence a one- or two-month period during which you need to do your homework. Now is the time to revisit your objectives, and ask yourself if the property you have identified helps you meet or further your stated objectives.

?

Beyond that, this is where your team of trusted advisors plays an important role. A broker will often help bring in third parties ? engineers, appraisers, environmental analysts ? to help verify the condition of the property, its prior use, and any potential liability issues, whether structural soundness or necessary upgrades of electrical wiring. You should also be involved to make sure that there isn?t any potential for changes in adjacent properties that could negatively impact your business or property value, such as development, road or infrastructure construction, etc. A title company can also make sure there are no prior or existing litigation and/or insurance claims affecting the property.

?

If you find any problems, you may have the opportunity to renegotiate with the seller or sometimes to walk away from the deal.

?

?

Taking the Plunge and Making the Purchase

Once you?ve found the right property for San Diego commercial real estate leasing and worked with the owner on the right price, the next big step is to secure financing and come up with the right mix of how much cash you?re putting down and how much you need to finance.

?

During good economic times, there are a host of attractive financing options available to small and mid-sized businesses. After the global economic meltdown, starting in 2008, banks tightened up credit and limited many of these options. In order to get a loan during a tough economy, it?s doubly important to make sure your business has sufficient cash reserves, has a good credit rating, and is profitable.

?

Your attorney and accountant play key roles here to ensure contracts are sufficiently detailed, and structured to your maximum advantage. You need to envision every possible contingency, and make sure it is covered ? clearly and unambiguously ? in the contract. Everything from air rights and other zoning laws to the nuances of existing tenant leases and tax requirements must be understood here. You also need to verify ? and re-verify ? the financial terms associated with this purchase, to confirm you are ready to pull the trigger.

?

At this step, you should also update or add to your original business plan, to cover the specifics of this acquisition; this is when your plan comes to life. Once the purchase takes place, it is imperative that you implement and execute on the plan without procrastination. The clich? ?time is money? is never truer than when you are building or renovating a commercial real estate property.

?

Before buying commercial real estate in San Diego, it?s important to make sure that buying is right for your business for the long-term. The most important thing is to think carefully about what could happen in the first 12 to 24 months after buying a building that would make you look back and say, I made a mistake. If you?re very aggressive with revenue growth projections or overshoot how much space you need to occupy or buy and then the business doesn?t grow fast enough into that, you may have a problem.
